What Is Actually Included in a Tune-Up
Our 20-point inspection covers thermostat calibration, electrical connections, blower motor inspection, heat exchanger inspection for cracks, burner cleaning and adjustment, gas pressure check, filter replacement, condensate drain clearing, refrigerant level check on the AC side, coil cleaning, safety control testing, and carbon monoxide testing. You get a written report of what we found and what to watch, not a verbal all-clear at the door. A single tune-up is $129.
What a Visit Looks Like, Step by Step
A furnace visit runs about an hour. The technician pulls the burner assembly and cleans it, checks the flame sensor, inspects the heat exchanger with a camera or mirror for cracks, reads manifold gas pressure against the rating plate, tests the limit and rollout switches, measures the temperature rise across the heat exchanger to confirm airflow is in spec, checks the inducer and condensate drain on a high-efficiency unit, replaces the filter, and takes a combustion and carbon monoxide reading before packing up. An AC visit covers condenser coil cleaning, refrigerant pressures against ambient temperature, capacitor and contactor condition, the condensate line and float switch, evaporator coil condition, and the temperature split between return and supply. If a reading is out of spec, you see the number and we tell you what it means.
When to Book Each One
Book the furnace tune-up in September or early October. Once the first cold night hits, every HVAC company in Toronto is running emergency calls and the maintenance calendar disappears until December. Book the AC tune-up in April or May for the same reason. If you only ever do one a year, do the furnace: a failed heat exchanger is a safety issue, and no heat in February is a much worse night than no cooling in July.
What Maintenance Will Not Fix
A tune-up will not rescue a furnace that is 22 years old with a cracked heat exchanger, and it will not make an undersized system heat a room it was never sized for. It also will not stop a compressor that has been running on low refrigerant for three summers from failing. What it does is catch the small things early. A weak capacitor found in April is a cheap part. The same capacitor found in July has usually taken the compressor with it. That is most of the value, and we would rather set that expectation than sell a tune-up as insurance against everything.
Maintenance and Your Manufacturer Warranty
Most manufacturers require documented annual professional maintenance for the parts warranty to stay valid, and they can ask for proof at claim time. We log every visit against your address and the equipment serial number, so if a heat exchanger or compressor claim comes up years later there is a service record to hand over. If you have had the system serviced elsewhere, bring those records to your first visit and we will note them.
Plans Versus Booking Each Visit
You do not need a plan to get maintenance from us. A one-off tune-up is $129 and you can book it whenever it suits you. A plan makes sense if you want both visits handled without remembering to call, priority scheduling when the queue is long, and a discount on any repair that comes out of the inspection. There are three tiers, they can be cancelled at any time, and there is no lock-in contract.

Yes, and for two reasons. The manufacturer warranty on most equipment expects documented annual service, and a first-year visit is when installation issues show up while they are still someone else's problem to fix rather than yours.
