Old Oakville and Kerr Village mechanical rooms were not designed around a modern furnace and a coil. Venting routes and clearances drive the design more than the equipment choice does.

Partly. The room loses heat and gains it through an uninsulated floor over an unheated garage, so ductwork alone rarely wins. The honest answer is usually insulation plus either a dedicated ductless head or a zone. We will tell you if the duct fix on its own is not going to hold up, rather than sell you one and hope.
Yes, with the same caveat about scheduling. Maintenance visits are booked in advance, which makes distance a non-issue. Emergency response is where being forty kilometres away shows, so if fast winter response is your priority, factor that in when choosing who to sign with.
