Ajax's residential core was developed in the 1970s and 1980s, with South Ajax and the waterfront area featuring split-level homes, bungalows, and early two-storey designs with original HVAC systems that have reached or exceeded their expected lifespan. Many of these homes have single-stage 60–80% efficiency furnaces paired with older R-22 refrigerant AC units that can no longer be recharged cost-effectively. Central Ajax and the neighbourhoods along Harwood and Westney filled in through the 1970s and 1980s, and Nottingham, Riverside and the areas north toward Taunton are 1990s and 2000s subdivisions. The lakefront south of Bayly stays humid through the summer, which affects sizing more than most homeowners expect.
Ajax's position along Lake Ontario means waterfront and South Ajax homes experience lake-moderated temperatures year-round, but also higher humidity in summer that requires reliable dehumidification. North Ajax, farther from the lake, sees wider seasonal temperature swings and can experience several degrees colder on winter nights than homes near the waterfront.

South Ajax houses were built compact. Modern furnaces are physically larger and need venting and condensate paths that the original mechanical space never anticipated.
Close to the lake the summer air is heavy. An air conditioner sized too large satisfies the thermostat fast and leaves the house cold and damp instead of comfortable.
The Harwood and Westney corridor stock has mostly had its furnace replaced at least once, usually without anyone measuring whether the ducts could carry the extra airflow.
Basement rec rooms and apartments across central Ajax were commonly finished without adding a return, which starves the system and makes the main floor noisy.

About thirty-five kilometres east along the 401. Ajax is inside our normal service area and we quote it like any other job. You get an arrival window when you call. For an overnight emergency, a Durham-based company will get there sooner and we would rather tell you that than have you waiting.
Almost certainly an oversized unit, and it is more noticeable this close to the lake. Dehumidification needs run time. A system that cools the air in fifteen minutes and shuts down has not removed much moisture. Right-sizing at replacement is the durable fix, and a lower fan speed helps in the meantime.
Yes, but the layout matters. Condensing furnaces need a plastic vent run to an outside wall and a condensate drain with proper slope. In a compact wartime house that sometimes means routing through a finished area. We look at the venting path before quoting so there are no surprises on install day.
Nine times out of ten, return air. Supply registers were added when the space was finished but nothing brings that air back to the furnace, so it short-circuits through the door. Adding a return and rebalancing costs far less than a second system and usually solves it outright.
