Low refrigerant, dirty condenser coils, a failing compressor, or a frozen evaporator coil. Often caused by neglected maintenance — especially in East York homes that run AC hard during July and August.

We recommend annual AC maintenance in late spring, before the cooling season starts. A professional tune-up includes cleaning the condenser and evaporator coils, checking refrigerant levels, testing electrical connections, inspecting the blower motor and fan, clearing the condensate drain, and verifying thermostat calibration. A tune-up costs $120 to $180 and can prevent the most common summer breakdowns. Between professional visits, change your air filter every one to three months — a clogged filter is the single most common cause of AC problems we see in East York.
