Does being near the lake shorten the life of an air conditioner?

Rinsing the coil and inspecting it each spring is the single most useful thing you can do for a unit within a few blocks of the water.
The upstairs of our Kingsway house never cools. Is the AC too small?
Usually not. Those houses commonly have one return grille on the main floor, so there is no path to pull warm air off the second storey. A bigger air conditioner makes the main floor cold and the bedrooms no better. The real fix is return air and duct balancing, which we assess before recommending equipment.
Can you service the fan coil in a Humber Bay condo?
If the equipment is yours, yes. In-suite fan coils, ductless heads and split systems are the owner's. The riser, the cooling tower and the make-up air belong to the corporation. If we open your unit and the fault is upstream in the building, we will tell you rather than bill you to chase someone else's problem.
