Emergency furnace repair typically ranges from $150 to $500 depending on the issue. Common repairs like a faulty ignitor or flame sensor run $150 to $300. More involved repairs such as a blower motor or control board replacement run $300 to $500. We provide upfront pricing before starting any work — no surprises. Our diagnostic fee is applied to the repair cost if you proceed.
A well-maintained furnace typically lasts 15 to 20 years. Many East York homes still have furnaces that are 20 to 30 years old — well past their expected lifespan. These older units run at 60 to 80% efficiency, meaning 20 to 40 cents of every dollar you spend on gas is wasted. If your furnace is over 15 years old and needs a repair costing more than $500, replacement is usually the smarter investment.

Furnaces are no longer eligible for government rebates, but the Enbridge Sustain lease-to-own program lets you get a new furnace with $0 down — installation, maintenance, and repairs all included in one monthly payment. Heat pumps qualify for up to $2,000 through the Home Renovation Savings program. Smart thermostats are eligible for up to $75. The heat-pump rebate is applied for through a contractor registered with the program — confirm your installer is registered.
We recommend annual furnace maintenance in early fall, before the heating season starts. A professional tune-up includes cleaning the burners and flame sensor, inspecting the heat exchanger for cracks, testing the ignition system, checking the blower motor, verifying gas pressure, testing safety controls, and replacing the air filter. A tune-up costs $120 to $180 and catches small problems before they become emergency breakdowns. Most furnace manufacturer warranties also require annual professional maintenance to stay valid.
