Older lakeside houses have often been added onto twice. The duct system grew by improvisation, and the last room on the run is the one that never gets warm.
The 1970s and 1980s subdivisions are on their second or third furnace. Many still have the original ducts and an indoor coil older than the condenser it is paired with.
A condenser replaced on its own and left on the old evaporator coil never reaches its rated efficiency. It is one of the most common things we find on an AC that underperforms from day one.
South Mississauga summers are muggy. An oversized air conditioner cools quickly, shuts off before it removes moisture, and leaves the house cold and clammy.
Condo fan coils get ignored until they leak or stop. Filters, drain pans and the condensate line are what fail, and all three are homeowner-side maintenance.

Mississauga is thirty to forty-five kilometres from our shop on O'Connor Dr depending on whether you are in Cooksville or Meadowvale, so it is a real drive rather than a neighbourhood call. It is inside our normal service area, and we give you an arrival window when you call. What we will not do is promise a thirty-minute emergency response across the city when the 401 decides otherwise.
Almost always an oversized air conditioner. Removing humidity takes run time, and a unit that is too big satisfies the thermostat and shuts off before it has dehumidified anything. The fix is correct sizing on the next replacement, and in the meantime a slower fan speed and longer cycles help. Near the lake this is the single most common summer complaint we hear.
Yes, if the unit is yours. In-suite fan coils, filters, drain pans and condensate lines are the owner's responsibility in most buildings. The riser, the boiler and the cooling tower belong to the corporation. If we open your unit and find the problem is upstream, we will tell you so you are not paying to chase the building's issue.
Rarely, and it is worth understanding why. The outdoor condenser and the indoor coil are rated as a matched pair. Put a new condenser on a fifteen-year-old coil and you get neither the efficiency you paid for nor the warranty terms you expected. If the coil is sound and recent, matching is possible. We check before quoting, not after.
